With Itziar Lafuente and Adrián Talens at the helm, LLOC arquitectes were commissioned to build 48 subsidized housing units and an underground parking garage in the Magaluf area of the municipality of Calviá. Located in the southwestern coast of the island of Majorca, this holiday resort has an urban scheme dominated by hotel and leisure typologies typical of the tourism model.

A result of a collaboration between the Balearic Housing Institute (IBAVI) and Calviá City Hall, these timber-structured blocks are characterized by passive design strategies for energy-saving, the use of materials of low environmental impact, and spatial flexibility.

On plan, the volumes are oriented southward, pursuing optimal sunlight and making the most of sea breezes, while on section, the variation of the block’s heights is aimed at harnessing natural light and cross ventilation besides minimizing the visual impact of the complex. As for materials, the ground floor presents walls of locally manufactured bricks, and the upper levels walls of cross-laminated wood.

The ground-floor apartments have patios and those in the upper floors have terraces. The different typologies seek to connect spaces diagonally by means of inner voids and sliding doors, resulting in flexible spaces.
