The Carabanchel district is the location of this project of the Municipal Housing and Land Company (EMVS), an agency under Madrid’s City Hall. Close to huge urban voids like the Cuatro Vientos airport, which counteract the city’s heat island effect in summer, the project breaks up into two pieces rising three floors, adapting to the site’s perimeter and facing south to take in the sun in winter. The composition forms three plazas at different levels, and they are connected by tiers that give access to the building from the street. Four towers containing six stories stand on this base.

The massive monolithic complex is built with dry-assembled prefabricated concrete panels. Small brackets on these panels protect the facade against rainwater, contributing to the building’s maintenance and preservation. Counterbalancing the building’s great depth – an EMVS-imposed measure to save on construction costs – is a network of parametrically designed public spaces. The scheme bears in mind the north winds of Madrid’s summer nights, harnessing them for the passive cooling of the interiors.
