Developed by a group of owners constituted as a cooperative, this project for 34 dwellings in Santiago de Compostela is situated in the area around the Ermite de Santa Marta, next to Rúa Monte de Conxo. This way of associating reduces construction costs (by eliminating the developer’s profit), fostering participation among proprietors and democratizing decision-making in matters of form and program.
In the current urban planning drawn up for the area, the residential buildings are developed in U-shaped blocks that embrace inner courtyards for private use, with the exception of the east flank of the sector (where this plot is located), which is adapted to the existing low-density building grid, with open linear blocks and sinuous forms that also serve to negotiate the slopes. In this way, the shape of the construction addresses the site’s configuration. The continuous volume presents an envelope of different textures: a perforated sheet metal linked to the openings, and a continuous white cladding. The metallic sloping roof seeks to engage with the cladding of the facade openings.
Access to all the units from the street is from a single point, through a large double-height corridor that centralizes all routes, serves as a common foyer for the five interior circulation elements, and leads to the communnity space at the far end.
